flooring, fireplace, double glasses windows, orthopedic mattress. This apartment-studio consists of a living area
with fireplace, kitchen corner, sleeping area, bathroom with shower
box (hydromassage provided) and private terrace.
The private terrace is equipped with table/chairs, gas BBQ with an additional side burner for standard cooking/pots, recliner arm chair, plants, flowers and seasonal organic spices.
COMFORTS: private Terrace (equipped with table/chairs, recliner arm chair, sun unbrella, BBQ with side burner), wood ceilings, wood parquet flooring, independent heating /AC, hair dryer, flat Tv, Satellite, orthopedic mattress, well equipped kitchen corner, linens & towels, double glass windows and refined pictures (hand made/original) complete the interior design.
Laundry facilities are located a few steps far away the property.
A GARAGE-PARKING is also located just 100 meters far away the property.
(!) All Rentals (minimum 30 days), by the italian Law, must be formally registered at Tax revenue office. The formal lease document will be earlier provided to the tenant and has to be agreed and signed before key's collection.
Specifically, the "total rental amount" is also inclusive of:

■ A basic "welcome pack" that includes hand & shower-bath soap, toilet paper, dish soap.

The "total rental amount" is NOT inclusive of:
■ UTILITIES (water/electricity/condominium). Utilities will be paid at the end of each month by checking the eletricity meter. The cost will be the same as the energy company charges.
■ Ordinary maintenance
LOCATION (click for map): Old Historical centre ("Monti" district / Rione 1°); the Colosseum and the ancient Roman Forum park-museums are located at very easy walking distance (less than 5 minutes).
In fact, the small and private building (recently fully restored) is located quite in the Heart of the "Old town". The building is a beautiful 18th century "palazzetto" situated in the heart of Rome, just a stone’s throw away from the Colosseum and the other main historical sites.
The neighbourhood is charming and truly characteristic; the narrow
streets are filled with local shops,
groceries, bakeries, wine bars and lots of restaurants. Perfect if you
want to feel like you live there ! Then, "as a starter", before the arrival, I will send my personal
list (with no any hidden business agreements) of suggestions for local restaurants, organic/local food markets, coffees, bars
and more :-)
In the same street, there is also a METRO-SUBWAY stop. It could be
very useful to reach the 'Termini' train station (1 stop only) as the
FCO airport.
Bed: double size (140x190) / orthopedic mattress.
Crib/cot & high chair can be available (free of charge) upon previous request.

METRO STOP "CAVOUR" (line "B") at the end of the same street.
This is an easy and fast connection for the FCO airport as for the main train station ("Termini")
Then, changing trains to Line A at Termini Station, you can also quickly reach Vatican-S. Peter (Stop "Ottaviano-S. Pietro") and Spanish Steps (stop "Spagna").
This district ("Monti") is situated quite in the very Heart of the Old Historical center just a
stones throw away from the Colosseum and the Imperial Roman Forum ("Fori Imperiali") and about only 10-15
minutes (by walk) to the Trevi Fountain ("Fontana di Trevi"). Spanish Steps ("Piazza di Spagna") is situated at 15-20 minutes (by walk).
Then, changing train to Line "A" at Termini Station, you can quickly travel to Vatican-S. Peter (Stop "Ottaviano-S. Pietro") and Spanish Steps (stop "Spagna").
#3 laundry facilities (washer & dryer coin machines) are situated a few steps far away. Then, a laundry shop, is situated quite in front of buiding.
